The services can vary from a very bare bones list on mls for a flat fee service to a typical full Agent service. - Homes sell for market value same as other houses Most concerns sellers have with a discount brokerage is; “will my property sell for less money”. The answer is no. For the most part the market dictates the sale price and most homes sell for market value based on comparable sales in that neighborhood. As long as the agent does the best job possible with property photos, measurements, features etc., then the property should sell within that market value. There are always exceptions, but a good agents will always strive to sell the property for as much as possible.

In some cases, discount brokerages can offer as good or even better services then the typical full rate agents. Each agent service can be very different and it’s important to get a detailed list of the services that agent provides for their rate. What is the agent providing you for their $12K+ listing commission when a discount agent may be charging a fraction of that for a similar service?

If you’re a motivated seller and need a quick sale, pricing your home $5K below the competition may allow you to sell quicker and still net as much or more money than sitting on the market longer.
- Discount Agents are still motivated to Sell Just because discount agents charges less, doesn’t mean they aren’t motivated to sell the property. In fact, they are likely more motivated because they are paid less and strive to sell more volume than average agents. They typically aren’t doing only a handful of full rate sales per year but rather several dozen sales per year. Those extra sales result in better knowledge of the market and real estate contracts, making them an even better support to you as you sell your home.
