Fees/Commissions and Buyer's Agent Commissions: Each Realty service and company may vary slightly with their fees however in most cases a commission is offered to the Buyers agent as part of the listing. Many non-traditional brokerages will tell you that when you sell your house with them, you'll to save the whole typical buyer's side commission (3.5% and 1.5%) to make it sound like you're going to save HUGE $$. Let's be realistic though. What buyer's agent is going to be happy to work for free for you to get your house sold? They're more likely to try to steer their buyer clients in the direction of a home where they're offered a commission that they don't need to negotiate. The closer the offered commission is to the typical rate, the less likely the agent is to negotiate it up in their favor. If the buyer's agent does end up writing an offer on your home without a commission offered, they will often try to negotiate a 3.5%+1.5% commission into the deal. This ends up saving you nothing on the Buyer's agent side.
